Water consumption per m² (ATemp)

The total water consumption per square meter for the heated area during the specified period.

What is it?

The measured value refers to the amount of water used within a property stock during a certain period of time per heated square meter. It is an important measure of how much water is consumed for various purposes within buildings and areas for which the property company is responsible.

For example, water use may include domestic water, commercial use, irrigation, cooling systems, firefighting, and so on. It is usually divided into two water types; cold and hot when you look at it more closely.

Atemp, or thermal reference area, is the specific floor area used as a basis for calculating the building's primary energy number. It essentially describes the surface of the floor plan that is heated and lies within the building's climate screen. There is no limitation of this surface with respect to the height of the space.

Atemp is defined as the sum of the internal surface of each floor, attic and basement where the temperature is maintained above 10 °C. This sum also includes the area occupied by internal walls, openings for stairs, shafts and the like. However, the area for garages located within the building, in residential buildings or other local buildings is not included.

The KPI thus looks at the volume of water and divides it by the property's total (heated) area in order to be able to compare time periods (years, quarters, months) against each other just as easy as properties and areas – since their size no longer matters. The unit is m3/m2.

Water consumption / Atemp = m3/m2

Why is it important to follow?

It is important for a real estate company to follow up and analyze this for several reasons:

  • Efficiency assessment: By monitoring and evaluating water use per Atemp the real estate company can assess how efficiently water is used within its buildings. This helps them identify potential areas where improvements can be made to reduce water consumption and thereby lower operating costs.
