Move-in rate

Shows the percentage of rental objects that received a new tenant during the specified time period.

What is it?

The KPI is intended to measure the percentage of rental properties that have received new tenants (i.e. have been leased) during a specific time period, expressed as a percentage of the total available rental units.

It provides insight into how efficiently the real estate company or management company manages to fill its rental properties and can be used to evaluate rental strategies and marketing efforts.

Note that a high number of move-ins does not always signal something positive, and likewise a low value does not always indicate something negative. A high number of move-ins may indicate an active and in-demand property market, but it may also mean that rapid turnover of tenants is common.

It is important to analyze this KPI with caution and in context to understand its importance in property management.

Total number of contracts / number of rental objects

Why is it important to follow?

Following the KPI is essential for several reasons:

  1. Rental performance: It provides insight into how efficiently vacant rental units are filled during a given time period. By monitoring the move-in rate, one can assess how well the property company or management company succeeds in attracting tenants and thereby assess the rental performance.

  2. Rental strategies: Analysis of the move-in rate enables the evaluation of different rental strategies. By identifying which methods or campaigns lead to increased occupancy, the company can adapt and improve its rental activities.

  3. Vacancy management: A low move-in rate can indicate problems with vacancies and deteriorating rental income (if you know that the stock has a high percentage of vacant properties). By monitoring and acting on the move-in rate, one can proactively manage vacancies by adjusting rental prices, improving the attractiveness of the properties or implementing marketing campaigns to attract more tenants.
