Completed work orders per day
What is it?
The KPI shows the average daily speed of finishing work orders or maintenance actions in the technical management. It measures how many work orders can be handled and completed each day (on average) during a specific time period.
This KPI provides insights into the efficiency and speed of the work order management process.
Just as with the KPI Completed work orders, the following applies:
Note that a high value does not always signal something positive, and likewise a low value does not always indicate something negative. A high number of completed work orders per day can indicate quick response and efficiency, but it can also indicate that work orders are handled quickly without the necessary care and quality. Similarly, a low number of completed work orders per day can be interpreted differently, from careful handling to possible delays or challenges in the maintenance process. This key figure should therefore be handled carefully and thoughtfully.
Keep in mind! When starting to use this metric, technical management should consider not closing work orders in large groups in their system (for example, at the end of each month), but instead closing them as soon as they are completed. In this way, it becomes easier to reflect reality in your analysis of this key figure.
How is it calculated?
Number of completed work orders / Number of days = work orders/day
* Includes only those work orders which has a completed date within specified period.
Why is it important to follow?
Following the key figure is important in property management and maintenance activities for several reasons:
Performance monitoring: The key figure gives an indication of the speed and efficiency with which the maintenance and service team performs its tasks and completes maintenance actions.
Efficiency: It measures how quickly work orders and maintenance tasks are handled and completed, indicating the business's ability to respond to needs and repairs.
Customer satisfaction: Effective work order management can increase customer satisfaction, especially when it comes to prompt repair and maintenance in real estate or buildings.
Operational Integrity: A high number of completed work orders per day may indicate that property and equipment are being maintained in a manner that minimizes operational disruptions and costs.
Planning and Resource Allocation: It provides insights into how well resources and personnel are being used to manage work orders and maintenance activities.
Preventive Maintenance: A high number of completed work orders per day can signal that preventive maintenance activities are being performed regularly and effectively to avoid major problems.
In summary, the KPI provides a valuable indication of how maintenance operations are performing and how well work orders are handled and completed. It helps optimize performance, increase efficiency and control costs in property management and maintenance operations.
