Terminations (units)

Termination Rate measures the proportion of lease agreements that have been terminated during a selected period in relation to the total number of rental units. It reflects contractual turnover within the portfolio and is used to identify vacancy risks and tenant mobility.

Net Leasing (SEK) shows the financial net effect of leasing activity during a selected period. It reflects the sum of rents for new contracts minus rents for terminated contracts.

Terminated Leases (SEK/m²) shows the total annual rent for lease agreements terminated during the selected period, allocated across the respective unit's area. The metric provides insight into the rent levels of ended lease agreements and can be used to analyze rental losses and departing tenants.

New Lettings (SEK/m²) shows the average rent level, measured in Swedish kronor per square metre (SEK/m²), for new lettings whose contracts were signed during the selected period. The value is calculated based on the annual rent and area stated in the contracts at the time of signing, providing a normalised measure of the price level achieved in new lettings transactions. The metric enables comparisons of rent levels regardless of contract size and is particularly valuable for understanding where the market stands and how well the property positions itself in competition for tenants.

Signing Rate measures the proportion of leasable units that have been signed with new lease agreements during the selected period. It reflects the efficiency of the leasing process and is commonly used to analyze leasing activity relative to the total portfolio. It is important to note that a high signing rate does not always mean strong leasing performance. When there are no vacant units available, the signing rate may decrease even if the leasing process is efficient. The metric should therefore always be interpreted alongside other indicators such as vacancy rate and number of available units.

New Leases (m²) shows the total area, measured in square metres (m²), for new lettings whose contracts were signed during the selected period. The area is based on the contracted area applicable at the contract start date and provides a volumetric measure of leasing activity, independent of rent levels. The metric complements New Lettings (SEK) and provides a clearer picture of how much actual space is being added to the portfolio. It is particularly useful for analysing whether the leasing volume is driven by a few large contracts or by broader activity across the portfolio.
